Yes. Anyone who lets or manages a property in Wales must register; anyone who carries out letting or management activities (landlords doing it themselves, or agents like us) must hold a licence. We’re licensed under Rent Smart Wales — our licence number is shown in the footer.
Section 21 doesn’t apply in Wales. Under the Renting Homes (Wales) Act 2016, all tenancies became “occupation contracts” on 1 December 2022. Landlords must give a minimum of six months’ notice (with a maximum two-month rent-arrears safeguard) and cannot end a contract in its first six months.
A current EPC at band E or better is required to let. The UK Government is consulting on a band C minimum from 2030 for new tenancies and 2033 for existing tenancies; we’ll let you know when that becomes law.
All our fees are shown on the Letting Fees page. Tenant Find from £600+VAT or one month’s rent (whichever is greater); Rent Collection 12%+VAT; Fully Managed 14%+VAT. Initial set-up £690+VAT.

Yes. We’ll review your existing terms, give you honest advice on whether switching is worth doing right now, and handle the changeover end-to-end if you decide to.

Register your interest, book a viewing, and if it’s right for you we’ll start referencing. References usually take 2–5 working days. Once approved we’ll prepare the occupation contract.
Every deposit is held in a government-approved scheme. We’ll confirm the scheme and your prescribed information at the start of the contract.
It’s the legal agreement between you (the contract holder) and the landlord, introduced by the Renting Homes (Wales) Act 2016. It replaced Assured Shorthold Tenancies in Wales on 1 December 2022. It sets out rent, length, repair responsibilities and the rules for ending the contract.
